Traditionally built from hand carved Tuscan stone, this pretty villa is located in the very attractive village of San Sano. The villa has two bedrooms and its own garden with views over the hamlet and the surrounding tree clad hillside, and is a great place to relax and unwind.


Outside there is a lovely garden with planted terracotta pots dotted around. The covered gazebo has an outside dining table and chairs with a barbecue to one side. Sitting here there are views across the hamlet to the shared swimming pool.


Staying in the hamlet of San Sano you will definitely experience the traditional Tuscan way of life with the centre of the village and the restaurant and local grocery store only a short stroll away. The large pool is situated on the edge of the hamlet, adjacent to the vineyards.



A short gravel path leads to the large semicircular glass entrance which allows light to flood into the property. To the left of the entrance is a small sitting room with a large sofa to relax on.


The main living area is to the right; this is a bright open plan lounge/kitchen/dining space with a double height ceiling. The lounge has a comfortable sofas and armchair arranged around the brick built open fireplace. There is also a TV with some satellite channels and DVD player.



The fitted ‘L’ shaped kitchen is well equipped with built in eye level oven, separate gas hobs, dishwasher and fridge/freezer. To one side there is a traditional wooden dining table with seating for six people.




An attractive spiral staircase leads from this room up to the mezzanine bedroom.



This has a double bed, wardrobe and chest of drawers as well as an ensuite with WC, basin and bidet. Tucked into the eaves of the roof is an alcove for storage also a floor to ceiling window.


The second bedroom is located behind the small sitting room; this is a lovely light and airy room with double bed and hand painted wooden wardrobe, chest of drawers and matching side tables. Adjacent to the bedroom is the main bathroom with WC, basin, bidet and shower.




A pretty two bed roomed villa with its own garden set in the delightful hamlet of San Sano with a family run restaurant and local grocery store only a short stroll away.

The village of San Sano is a step back into thousands of years of history. With less than 100 residents, San Sano is nestled among the vineyard-covered rolling hills of Tuscany. Within the small village, is the property once owned by a local winemaker, and now fully restored into individual villas with every detail carefully monitored to ensure the structures remain authentic and untainted.
San Sano has one restaurant, a small grocery store, and an intimate church with Sunday morning services at 10. This medieval village is surrounded by walking paths, which are ideal for early morning walks and bike rides. The large pool is on the edge of the villas, adjacent to the vineyards. The pool, accessed by ladders, is 14 meters by 7 meters and has comfortable sunbeds in which to relax while catching up on reading. The pool is open from Easter through November.
San Sano has a rich history – just ask any local! They’ll tell you about the “boozy frog” fountain in the small park where neighbors gather throughout the day. Many years ago, a resident of San Sano was a contestant on a game show and told an outrageous tale about how the frogs in his village got drunk from drinking Chianti wine from the bottle. It was such a wild story that he won the contest and with his prize money, he bought the fountain for the community to enjoy.

The villas in San Sano are ideal for traveling couples who want to split their holiday time between wine tastings, relaxing around the pool, walks in the surrounding areas and taking day trips to other villages, and dining in all the great Tuscan local restaurants. One couple may want to explore, while the other couple stays at the villa.


San Sano is a short drive to dozens of charming villages, and the larger communities of Gaiole in Chianti, Radda and Siena. It has everything anyone could imagine to capture the true Tuscan experience.

Pool Info



The large pool is situated on the edge of the hamlet, adjacent to the vineyards.  The pool is accessed by a ladder into the shallow end.  The paved surround is furnished with sun loungers and tables.


Surrounded by Mediterranean trees and shrubs the pool measures 14 metres by 7 metres and overlooks rows of vines in the surrounding vineyard. The pool is open from Easter until November.

Nearest town

The small peaceful village of San Sano has one restaurant, called La Grotta della Rana, a small grocery store, and a small church with Sunday morning services at 10am. This medieval village is very popular with walkers and cyclists, surrounded as it is by pathways, which are ideal for early morning walks and bike rides.

What were the highlights of your holiday? Where do I start - the scenery was breathtaking, the food was wonderful and the people were so friendly. We ate in Hotel San Sano in the village a couple of times, which was really good and in such a lovely setting. They had a set menu, We liked Radda and often stopped at Lecchi as we were passing through to buy some cheeses, bread etc in the little shop and maybe have a glass of wine or two next door! We ate in the Marborghetto Restaurant in Lecchi and that was lovely. Would recommend both of those places as we couldn't fault the food! Our visits to San Gimignano and Siena. As you can gather we had such a lovely time.
What was your overall impression of the accommodation?    We stayed in La Scuderia and it was excellent - just as it looked on the website. We loved the garden and the stunning views (which actually were even better than we had imagined), in fact we all loved it. It definitely has the best garden out of all the places there (Festin looks after it so well).
Did you have any unpleasant surprises during your stay with us? None
Do you have any other comments regarding the accommodation or service? Festin was so nice, smiley and friendly but it would have been nice if he could have spoken some English as it was a bit hard to communicate! When we called to say we were on our way it was really hard to make him understand - luckily there was an English man there who spoke and translated to him......The ceiling upstairs in the Mezzanine is low and our friends hit their heads several times!!

Do you have any other comments regarding the accommodation or service? The dishwasher is not fitted properly in the housing so that it falls forward when we opened it so we smashed some glasses. The light over the hob does not work. It would have been nice to have the option of air conditioning. There was no information in our villa about the surrounding area or things to do we only found out by chance from some other guests what we could do.

What were the highlights of your holiday? Experiencing Florence even though it was thundering and lightening. Relaxing by the poolside. The landscape is like nothing I have experienced before. The local restaurant, Grotta de la Rana.
What was your overall impression of the accommodation?    The accommodation was perfect for our family of four, spacious and lovely fixtures and fittings while feeling comfortable and relaxing.
Did you have any unpleasant surprises during your stay with us? The euro rate was not very favourable making everything much more expensive than we had anticipated.
Do you have any other comments regarding the accommodation or service? A fantastic holiday, the children want to go back again soon.

What were the highlights of your holiday? The local bodegas and wine shops. Radda is beautifull. Cooking lessons in Lecchi.
what was your overall impression of the accommodation?    Very good although I would be worried booking in high summer due to lack of air conditioning.

Do you have any other comments? A bit hard to communciate with caretaker - that was the only negative. Great honeymoon and would go again !

Wie war Ihr Gesamteindruck von der Unterbringung? Sehr schöne Anlage, sehr sauber und gepflegt! Sehr freundlicher "Hausmeister" (Fausto)! Wir haben uns sehr wohl gefühlt und kommen sicher wieder!
Gab es unangenehme Überraschungen? Wasser im Garten aufgrund Rohrbruch in der Straße - kann ja aber keiner was dafür (insbesondere nicht unser Hunde, der zuerst verantwortlich gemacht werden sollte!). Hat sich dann ja aber geklärt!
Haben Sie andere Anmerkungen? Machen Sie weiter so! War ein super schöner Urlaub, der nach Wiederholung verlangt!

Our accommodation, which cost less than £800 for the week, is in a converted stone farmhouse next to a 12th Century Franciscan chapel. There is a pergola shaded by vines round the back here we quickly settle into a rhythm of eating long pasta suppers while the shadows lengthen.
